Escape to the hill

a little about us

Looking for a holiday cottage in Scotland? Hillhouse Farm Escapes offers three holiday cottage options, group accommodation, outdoor activities and farm experiences as well as providing a venue for events. Hillhouse Farm has been run by the Sutherland family for 90 years, over 4 generations. We have a few thousand sheep across 1500 acres of hillside.

We welcome guests to our 3 holiday cottages, all former shepherd’s houses or gamekeeper’s cottages, and all with rural views from the hill. Each cottage has been renovated with modern-country interiors, cosy heating systems and well-equipped kitchens.

Our cottages are dog-friendly and family-friendly. You can walk, or cycle, right from the door and we also have a brand new tennis court available for guest use, with a stunning view from the Lammermuir Hills to the Eildon Hills.

Come for upland landscapes, walks and big skies at the farm. Stay to explore hidden gems in the Scottish Borders and Lothians, and for easy access to Edinburgh.

We have 3 holiday cottages at Hillhouse Farm Escapes, open all year round. The cottages can be taken individually, or as a group, on a self-catering basis. Each of the properties sleeps 4 guests and we can provide extra beds and cots for children. The cottages are the House on the Hill, Little House on the Hill and Berry Hill. So, if you’re looking for a holiday cottage in Scotland, please have a look around!

the farm

Hillhouse Farm has been owned by the Sutherland family for 90 years, spanning 4 generations. It’s 1500 acres and the landscape rises from 800ft to 1200ft above sea level. You’ll find grassy fields, woodland, small streams (or burns as we call them), ponds, hedges and moorland.

Across it all, there are great farm tracks which will help you navigate on cycles and walks. Alongside the sheep, you’ll quickly see that Hillhouse Farm is teaming with wildlife. We have countless species of wild birds, hare, rabbits, deer, badgers, foxes and hedgehogs.

our guestbook

Really enjoyed our stay at this lovely cottage. It was spotlessly clean and had everything we needed for our 3 night stay. Great rural location but close enough to Melrose, Kelso and other border towns for a day trip. Some beautiful scenery in that part of the world. Wouldn’t hesitate to recommend this cottage for a family break.

Claire - Berry Hill - September 2021

Perfect place for a break, we used for a family getaway and will be visiting again in the future. Cannot recommend Jo and the cottages highly enough!

James - Little House on the Hill - August 2021

We have just spent 3 nights at this lovely cosy cottage. Full of character. Very clean and well equipped. A perfect base to explore the area. Jo was very attentive and a great host. Nothing was too much trouble. Would highly recommend.

Amanda - Little House on the Hill - October 2020

Fantastic cottage. Quite have beautiful walks from the front doorstep and that’s what we wanted. Plus there is a hotel 1 mile down the hill. Absolutely spotless with a really well equipped kitchen. We would definitely come back! Thank you Jo.

Nicola - House on the Hill - May 2021

We thoroughly enjoyed our stay at the cottage. It is very spacious and cosy at the same time, and very clean. It was the ideal base to explore the Borders, and the coast isn't far away. Ideal spot for families.

David - Berry Hill - October 2020

We had a lovely break at House on the Hill. I stayed there with my wife and two boys (7 and 12). It was very reassuring at this time that the cottage was immaculately clean and that so many steps were taken to ensure our safety. The House on the Hill was much more spacious than we expected...the perfect cottage for our needs for our short break. Also, Jo replied very promptly with detailed instructions for our stay. We would definitely return and couldn’t recommend Jo’s cottage highly enough - the only thing that wasn’t great was the weather!
