Bracken Hill sleeps six guests in three bedrooms, with the option for a further guest on a sofa bed. The cottage can be joined to Berry Hill next door if a larger property is needed. It has an incredible rural location with field and woodland views.

Like all accommodation at Hillhouse Farm Escapes, it is dog-friendly. This former shepherd’s cottage has been fully renovated. The cottage is modern and cosy, with a fabulous large open-plan living (smart TV), dining and kitchen space. A separate sitting room doubles as a study/office and second TV room. Bracken Hill has beautiful interiors with soft, country tones and modern touches throughout. It sleeps 6 very comfortably, or 7 if you are happy to make use of a sofa bed.

Come for walks from the door across a 1450-acre farm and the moors beyond, the market towns of the Scottish Borders as well as easy access to Scotland’s capital city, Edinburgh. A fantastic tennis court is available for your use and guests are free to roam the grounds and the surrounding countryside.

Bracken Hill is a large cottage for up to 6 guests on a self-catering basis (or for 6 adults/children plus an extra child on a sofa bed – on request). It is really spacious and has particularly generous living areas.

kitchen & living rooms

The open-plan kitchen-living-dining room is perfect for a large family or a friends joining together. The kitchen is very well equipped with all pots, pans, utensils, crockery and cutlery as well as a large American-style fridge-freezer, microwave, oven and hob. There are pretty views to the garden at the rear. The dining table, made by a local craftsman, will comfortably seat your group, with space for extras if needed.

The living area has a large corner sofa and separate armchair, as well as a flat-screen, smart TV. You’ll also find a further snug / TV room with a sofa bed and a desk, so it can also be used as an office if needed.

The ground floor has a small utility and boot room area (with washing machine) as well as downstairs WC.

On the ground floor, you’ll find a double bedroom (the blue room!) and shower room with WC.

Upstairs, there are 2 further bedrooms – one is a master room with a walk-in wardrobe, and the other is a twin room. The family bathroom includes a freestanding bath, separate shower, wc and basin.

Parking is available immediately outside the cottage—with space for 3 cars. Brachen Hill also has a decking area to the rear with an outdoor table and chairs and outdoor lounge seating. There is a garden as well as wider grounds that are shared with other guests. Guests are welcome to use our full-size tennis court free of charge, with incredible views across the Scottish Borders.

Eating out

If you don’t fancy cooking during your stay, there is a perfect option about a mile from the house in Carfraemill hotel. It’s a restaurant/pub with outdoor seating and a choice of areas inside. Carfraemill is also dog-friendly. There are many options for eating out locally in nearby Lauder, Melrose, Galashiels, St Boswells and Kelso.

Walking, cycling & tennis from the door

Hillhouse Farm Escapes is the perfect place to stay in a holiday cottage if you’re looking for an abundance of landscapes and fresh air. You’ll be able to walk, mountain bike and even ride your horse across our upland farm, Hillhouse, which has lots of excellent tracks. Beyond that, you can head into the Lammermuir Hills. Our professional-grade tennis court has an incredible view! Guests in all five of our cottages can make use of the tennis court throughout their stay.

Family-friendly place to stay

If you are travelling with small children and babies, we can provide a travel cot and a high chair. Please just ask when you book. We have plastic cutlery and crockery if needed too. Children will love to explore the farm – there is total freedom to run around in fields and along tracks. You won’t find it hard to spot a few sheep! There are little streams that can be fun for a paddle or for skimming stones and splashing.

A dog-friendly cottage

We are delighted to be a dog-friendly holiday cottage in Scotland. Please just let us know when you book – we are always happy to accept one dog, and sometimes we allow one more. We just ask that muddy paws and fur/coats are cleaned well before coming into the cottage. Unfortunately, dogs are not permitted upstairs, in bedrooms, or on any furniture. There are excellent walks along tracks, through fields and up hills! Please keep your dog on its lead through our sheep fields. During lambing (April/May), we ask that you avoid the lambing fields where possible – there are lots of fields without livestock in them too!

We, a family of five, enjoyed wonderful four nights in the lovely house on the hill [Highfield] which was exactly as described. A great plus was the tennis court, that was very well received by our children. Walking the dog was a great experience. We used the farm cottage to explore Scottish Borders, Northumberland and of course Edinburgh. We would certainly come back and highly recommend this lovely place!

Lovely cottage on a working farm. The cottage had everything we needed to make our holiday special. Very clean and comfortable. Good area with the coastal towns not too far away. The local village of Lauder had some great little shops and a great bakery. Would definitely stay again.

Absolutely fantastic accomodation, very peaceful, quiet and very relaxing after a hard days work, warm and comfortable, the kitchen is well stocked with plenty of pots, pans dishes, utensils, everything you need. Plenty of parking at the property.

We had a wonderful stay at Jo's cottage. We were a group of 4 adults and 3 children and we couldn't have asked for more from the house or the surroundings. Very spacious and well equipped house with everything you could possibly need for your stay and more. We particularly enjoyed the garden and the tennis courts which had racquet s and balls for all ages and levels. Jo was a great host and gave clear information. Would definitely recommend this place to other guests!

I read all reveiw before and they reflected our stay..i organised a motorbike trip and hoped it would be as described..everthing was above expectations..all the part felt as if they were at home..clean tidy and picturesque...would be glade to use again for family or group trips again..Jo wasnt there for key hand over as she had a trip arranged but all instruction given were by Jo were perfect.....well done Jo..
