Highfield is one of four holiday cottages here at Hillhouse Farm Escapes. With two roomy bedrooms, two bathrooms, a huge lounge and large sit-in kitchen, you’ll have plenty of space within which to relax. This stone-built cottage was originally one of the farm’s shepherd’s quarters, though it’s had a bit of an upgrade in the years since! The most recent renovation was completed in 2022.

Guests will find the cottage extremely cosy as well as well-equipped for family or small group. Highfield can also be connected to Hernie Cleugh, extending the property to 4 bedrooms and 3 bath/shower rooms. The beautiful oak table in the kitchen is big enough to seat everyone!

You’ll have access to walks across Hillhouse Farm, starting right at the door of the holiday cottage (note that we are dog and horse friendly!). You can also make use of our tennis court which has fabulous views south – we have rackets you can borrow if needed! It’s also an excellent base for exploring the Scottish Borders, Northumberland, the Lothians and, of course, Edinburgh.

the space

Highfield is a generously proportioned, semi-detached cottage. It’s built from beautiful local stone and dates back to the 1800s. The cottage is really cosy and has WiFi throughout.

kitchen & living room

The front door opens into the large living space. You’ll find modern, country interiors following the most recent full renovation in 2021. The living room has two comfy sofas, an armchair, smart TV and coffee table. There is also a round table and chairs which gives you extra space – for board games or cards, perhaps!

En route to the kitchen, you’ll find a downstairs loo and cloakroom area. The kitchen itself is extremely well equipped with a range cooker, big fridge and freezer, microwave, dishwasher and all of the crockery, cutlery, glassware and utensils you could need.

The large, oak dining table is set for 6 guests, and it’s also possible to extend it to fit 10 guests. You’ll find a small laundry room off the kitchen with washing machine, tumble dryer and iron.

bedrooms & bathrooms

You’ll find two airy bedrooms and two bathrooms upstairs. The master bedroom has a king-size bed, plenty of clothes storage for longer stays and a new en-suite shower room. The second bedroom is a twin room. The spacious family bathroom has a bath with shower, WC and sink. We can provide an additional camp bed if required as well as a travel cot.

The holiday cottage has a garden for your use – please note that it is not contained. You’ll also be able to play on our tennis court, and of course you have full access to outstanding walk and cycle routes on the farm.

Eating out

If you don’t fancy cooking during your stay, there is a perfect option about a mile from the house in Carfraemill hotel. We also provide guests with lots of recommendations for other places to eat in the local area.

Walking, cycling, horse riding & tennis from the door

Hillhouse Farm Escapes is the perfect place to stay in a holiday cottage if you’re looking for an abundance of landscapes and fresh air. You’ll be able to walk, horse ride and mountain bike across our upland farm, Hillhouse, which has lots of excellent tracks. Beyond that, you can head into the Lammermuir Hills. We have a professional-grade tennis court, which has an incredible view! Guests in all of our cottages can make use of the tennis court throughout their stay.

Family-friendly facilities

If you are travelling with small children and babies, please let us know if there is anything we can do to help. For example, would you like a travel cot and high chair? We have children’s cutlery and crockery if needed too. Your little ones will love to explore the farm – there are safe walks to see our sheep. You will also find small streams for paddling in, skimming stones, playing pooh sticks and splashing!

A dog-friendly cottage

We are very happy for guests to bring one, well-behaved dog with them to the holiday cottage. Please let us know if you plan to do this. We will also consider a second dog, though please note we charge a small fee for additional pets. We ask that you always clean muddy paws and coats before coming into the cottage, and that dogs are not allowed upstairs or on any furniture. There are excellent walks, and we ask that you please keep your dog on its lead through our sheep fields. During lambing (April/May), we ask that you avoid the lambing fields where possible – there are lots of fields without livestock in them too!

Take your horse on holiday

For those who like to take their horse on holiday, this is a great place to stay. Hillhouse Farm is a 1500-acre upland sheep farm giving you direct access to outstanding riding routes including farm tracks and open fields, with incredible views for miles around. Those looking for ride-outs beyond the farm can easily access the Lammermuir Hills with breathtaking landscapes across heather-covered moorland routes. Horses and ponies are able to stay in paddocks – it is essential that you discuss this with us at the time of booking. We charge a fee per horse for stays.

The cottage was perfect for me and my family, wife and two children.. We really enjoyed the farm and the peace for two days.. Great location if you plan to visit Edinburgh from the farm 40 min driving. Wifi available with decent speed. The kitchen fully equipped you don’t have to bring anything. The rooms are spacious and very clean. Jo the host is friendly and helpful.

A perfect cottage in a beautiful and tranquil location. Clean, well appointed and nicely laid out. I could have stayed in garden room all day reading and looking out at the wildlife. Jo is a wonderful host, I only wish I'd booked longer!!

Lovely cottage on a working farm. The cottage had everything we needed to make our holiday special. Very clean and comfortable. Good area with the coastal towns not too far away. The local village of Lauder had some great little shops and a great bakery. Would definitely stay again.

We, a family of five, enjoyed wonderful four nights in the lovely house on the hill [Highfield] which was exactly as described. A great plus was the tennis court, that was very well received by our children. Walking the dog was a great experience. We used the farm cottage to explore Scottish Borders, Northumberland and of course Edinburgh. We would certainly come back and highly recommend this lovely place!

I read all reveiw before and they reflected our stay..i organised a motorbike trip and hoped it would be as described..everthing was above expectations..all the part felt as if they were at home..clean tidy and picturesque...would be glade to use again for family or group trips again..Jo wasnt there for key hand over as she had a trip arranged but all instruction given were by Jo were perfect.....well done Jo..
