Like all accommodation at Hillhouse Farm Escapes, it is dog-friendly. This former gamekeeper’s cottage has been fully renovated. Berry Hill has beautiful interiors with soft, country tones and modern touches throughout. It sleeps 4 very comfortably.

The cottage is extremely cosy thanks to our renewable energy heating system, with fantastic hot showers. You can make use of free WiFi as well as two smart TVs.

Guests at Berry Hill can walk on fantastic tracks across Hillhouse Farm – routes start right at the door. We have a professional-grade tennis court available for you to use. Tennis fans just need to remember their rackets! Beyond Hillhouse, explore the Scottish Borders, Northumberland, the Lothians and, of course, Edinburgh.

Berry Hill is a fully renovated self-catering cottage which sleeps 4 guests (plus camp bed or cot) in two bedrooms. The interiors are modern-coutry style with a gorgeous green kitchen, soft pink and navy touches. The living space is generous, the views are green and the cottage is really cosy and has WiFi throughout. Dog-friendly – we allow 1 dog as standard and sometimes additional dogs can come too!

Berry Hill has an open-plan kitchen-dining-living space as well as a separate living room. The generous kitchen is very well equipped with an electric oven, fridge, freezer, microwave and dishwasher. We provide plenty of crockery, cutlery, glassware and utensils.

The dining area has a large, round table and chairs, and you’ll also find a sofa in a sunny spot by the window. There is a smart tv on the wall.

The living room is accessed directly from the open-plan space. It has a beautiful blue sofa, two armchairs, a smart TV and a coffee table.

You’ll find a cloakroom area just off the kitchen with space for hanging coats and leaving wellies to dry off. In the laundry cupboard, you’ll find a washing machine and laundry essentials. We provide an iron and ironing board. By the cloakroom, you will find a roomy downstairs shower room and WC.

You’ll find two bedrooms upstairs. The master bedroom has a king bed, a large wardrobe and chest of drawers. The other room is set up with twin beds. We can provide an additional camp bed if required as well as a travel cot. The spacious bathroom has a bath with a shower over (and there is a walk-in shower downstairs).

The holiday cottage is surrounded by garden areas. There is a seating area exclusively for your use, with an outdoor sofa and table. Although we are dog-friendly, please note that the garden is not contained. You’ll also be able to make use of the tennis court and, of course, you have full access to walk and cycle routes on the farm.

Eating out

If you don’t fancy cooking during your stay, there is a perfect option about a mile from the house in Carfraemill hotel. It’s a restaurant/pub with outdoor seating and a choice of areas inside. Carfraemill is also dog-friendly.

Walking, cycling & tennis from the door

Hillhouse Farm Escapes is the perfect place to stay in a holiday cottage if you’re looking for an abundance of landscapes and fresh air. You’ll be able to walk and mountain bike across our upland farm, Hillhouse, which has lots of excellent tracks. Beyond that, you can head into the Lammermuir Hills. In 2021, we installed a new, professional-grade tennis court, which has an incredible view! Guests in all three of our cottages can make use of the tennis court throughout their stay.

Family-friendly place to stay

If you are travelling with small children and babies, we can provide a travel cot and a high chair. We can also provide a camp-bed for an extra child. Please just ask when you book. We have plastic cutlery and crockery if needed too. Children will love to explore the farm – there is total freedom to run around in fields and along tracks. You won’t find it hard to spot a few sheep! There are little streams that can be fun for a paddle or for skimming stones and splashing.

A dog-friendly cottage

We are delighted to be a dog-friendly holiday cottage in Scotland. Please just let us know when you book – we are always happy to accept one dog, and sometimes we allow one more. We just ask that muddy paws and fur/coats are cleaned well before coming into the cottage. Unfortunately, dogs are not permitted upstairs or on any furniture. There are excellent walks along tracks, through fields and up hills! Please keep your dog on its lead through our sheep fields. During lambing (April/May), we ask that you avoid the lambing fields where possible – there are lots of fields without livestock in them too!

The cottage was perfect for me and my family, wife and two children.. We really enjoyed the farm and the peace for two days.. Great location if you plan to visit Edinburgh from the farm 40 min driving. Wifi available with decent speed. The kitchen fully equipped you don’t have to bring anything. The rooms are spacious and very clean. Jo the host is friendly and helpful.

We had a wonderful stay at Jo’s lovely place. Super peaceful location, surrounded by nature and plenty of space for walking and playing outside. Our kids loved the tyre swings and spotting birds, tiny frogs and seeing all the sheep and cows. The house was really well equipped, so much space and lots of room for kids and us to chill out on our own or in groups. Gorgeous logburner which we made good use of for cosy evenings in front of a movie. Fabulously well equipped kitchen and comfy beds. Great location from which to explore the Scottish Borders and close to Edinburgh and the east coast for day trips.

Absolutely fantastic accomodation, very peaceful, quiet and very relaxing after a hard days work, warm and comfortable, the kitchen is well stocked with plenty of pots, pans dishes, utensils, everything you need. Plenty of parking at the property.

Lovely cottage on a working farm. The cottage had everything we needed to make our holiday special. Very clean and comfortable. Good area with the coastal towns not too far away. The local village of Lauder had some great little shops and a great bakery. Would definitely stay again.

I read all reveiw before and they reflected our stay..i organised a motorbike trip and hoped it would be as described..everthing was above expectations..all the part felt as if they were at home..clean tidy and picturesque...would be glade to use again for family or group trips again..Jo wasnt there for key hand over as she had a trip arranged but all instruction given were by Jo were perfect.....well done Jo..
