Bracken House sleeps ten guests in five bedrooms, with the option of a sofa bed room in addition. The living space is extremely generous as Bracken House is created from two interconnected farm cottages. It has an incredible rural location with field and woodland views.

This family-friendly and dog-friendly house has been fully renovated from its former life as a shepherd’s cottage and gamekeeper’s cottage. Guests will have lots of space to spread out as the house comes with four living spaces: two open-plan living-kitchen-dining rooms as well as two TV snugs. There are five bedrooms, including two king rooms, two twin rooms and a double room. You can also use the sofa bed in one of the TV snugs on request. There are four bath/shower rooms. Bracken House has beautiful interiors with soft, country tones and modern touches throughout. It sleeps 10 guests very comfortably.

Come for walks from the door across a 1450-acre farm and the moors beyond, the market towns of the Scottish Borders as well as easy access to Scotland’s capital city, Edinburgh. A fantastic tennis court is available for your use and guests are free to roam the grounds and the surrounding countryside.

the space

Bracken House is a large house for up to 10 guests on a self-catering basis (or for 10 adults/children plus an extra child on a sofa bed as well as another on a camp bed – on request). It is really spacious and has particularly generous living areas given that the house is formed from two interconnected cottages. There is space for all of your guests to spread out, with the added luxury of double living and kitchen spaces.

The open-plan kitchen-living-dining rooms are perfect for a large family or for friends joining together. Both of the kitchens are very well equipped with all pots, pans, utensils, crockery and cutlery. The larger kitchen has an excellent American-style fridge-freezer, whilst the smaller kitchen has under-counter fridge and freezer. You’ll have two microwaves, two ovens and two hob. There are pretty views to the garden at the rear. The larger dining table, made by a local craftsman, seats eight comfortably, and there is a further dining table to seat four guests.

You will be spoiled for choice with four living areas. The largest has a large corner sofa and a separate armchair, as well as a flat-screen, smart TV. You’ll also find two further snug / TV rooms, one of which has a sofa bed and a desk, so it can also be used as an office if needed. There is a further living area in the smaller living-kitchen-dining rooms, also with a flat screen TV.

The ground floor has two small utility and boot room areas (each with a washing machine) as well as two downstairs WC/shower rooms.

On the ground floor, you’ll find a double bedroom with step-free access to the shower room with WC.

There are two upstairs areas, each with two king bedrooms and two twin rooms. The larger king bedrooms have walk-in wardrobes. Each upstairs “wing” has a family bathroom with shower.

Parking is available immediately outside the house with space for at least seven cars. Bracken House also has a decking area to the rear with an outdoor tables and chairs and outdoor lounge seating. There is a garden as well as wider grounds that are shared with other guests. Guests are welcome to use our full-size tennis court free of charge, with incredible views across the Scottish Borders.

Eating out

If you don’t fancy cooking during your stay, there is a good option about a mile from the house in Carfraemill hotel. It’s a restaurant/pub with outdoor seating and a choice of areas inside. Carfraemill is also dog-friendly. There are many options for eating out locally in nearby Lauder, Melrose, Galashiels, St Boswells and Kelso.

Walking, cycling & tennis from the door

Hillhouse Farm Escapes is the perfect place to stay in a holiday cottage if you’re looking for an abundance of landscapes and fresh air. You’ll be able to walk, mountain bike and even ride your horse across our upland farm, Hillhouse, which has lots of excellent tracks. Beyond that, you can head into the Lammermuir Hills. Our professional-grade tennis court has an incredible view! Guests in all five of our cottages can make use of the tennis court throughout their stay.

Family-friendly place to stay

If you are travelling with small children and babies, we can provide a travel cot and a high chair. Please just ask when you book. We have plastic cutlery and crockery if needed too. Children will love to explore the farm – there is total freedom to run around in fields and along tracks. You won’t find it hard to spot a few sheep! There are little streams that can be fun for a paddle or for skimming stones and splashing.

A dog-friendly holiday house

We are delighted to be a dog-friendly holiday house in Scotland. Please just let us know when you book – we are always happy to accept one dog, and sometimes we allow one more with an extra fee. We just ask that muddy paws and fur/coats are cleaned well before coming into the cottage. Unfortunately, dogs are not permitted upstairs, in bedrooms, or on any furniture. There are excellent walks along tracks, through fields and up hills! Please keep your dog on its lead through our sheep fields. During lambing (April/May), we ask that you avoid the lambing fields where possible – there are lots of fields without livestock in them too!

How do I book camp beds and the sofa bed?

Extra children can make use of up to two camp beds and a sofa bed, and the sofa bed can also be used by an adult. Please get in touch with us once you have booked the property, and we can add these to your booking. Please note that there is a small fee for extra beds to allow for laundry costs.

What is the layout of Bracken House?

Bracken House is made up of two inter-connected cottages – there is a connecting door on the ground floor of the property. Guests staying here will have loads of space, and effectively have two “wings” to the house. The larger wing has three bedrooms, and the smaller wing has two bedrooms. It’s a great option for a large family, or two groups of friends, as it gives everyone their own space as well as the opportunity to come together in one place.
