house on the hill
Sleeps 4 | Bedrooms 2 | Pet Friendly
House on the Hill is the largest holiday cottage here at Hillhouse Farm Escapes. With two roomy bedrooms, two bathrooms, a huge lounge (with sofa bed) and large sit-in kitchen, you’ll have plenty of space within which to relax. This stone-built cottages was originally one of the farm’s shepherd’s quarters, though it’s had a bit of an upgrade in the years since! The most recent renovation was completed in 2021.
Guests will find the cottage extremely cosy as well as well-equipped for family or small group. House on the Hill can also be connected to Little House on the Hill, extending the property to 4 bedrooms and 3 bath/shower rooms. The beautiful oak table in the kitchen is big enough to seat everyone!
You’ll have access to walks across Hillhouse Farm, starting right at the door of the holiday cottage. You can also make use of our tennis court which has fabulous views south -don’t forget your racket! It’s also an excellent base for exploring the Scottish Borders, Northumberland, the Lothians and, of course, Edinburgh.
House on the Hill is a generously proportioned, semi-detached cottage. It’s built from beautiful local stone and dates back to the 1800s. The cottage is really cosy and has WiFi throughout.
kitchen & living room
The front door opens into the large living space. You’ll find modern, country interiors following the most recent renovation in 2021. The living room has two comfy sofas (one a sofa bed), an armchair, smart TV and coffee table. There is also a round table and chairs which gives you extra space – for board games or cards, perhaps!
En route to the kitchen, you’ll find a downstairs loo and cloakroom area. The kitchen itself is extremely well equipped with a range cooker, big fridge and freezer, microwave, dishwasher and all of the crockery, cutlery, glassware and utensils you could need.
The large, oak dining table is set for 6 guests, and it’s also possible to extend it to fit 10 guests. You’ll find a small laundry room off the kitchen with washing machine, tumble dryer and iron.
bedrooms & bathrooms
You’ll find two airy bedrooms and two bathrooms upstairs (one en-suite). We can provide additional beds if required as well as a travel cot.
The holiday cottage has a garden for your use – please note that it is not contained. You’ll also be able to play on our tennis court, and of course you have full access to walk and cycle routes on the farm.

Really enjoyed our stay at this lovely cottage. It was spotlessly clean and had everything we needed for our 3 night stay. Great rural location but close enough to Melrose, Kelso and other border towns for a day trip. Some beautiful scenery in that part of the world. Wouldn’t hesitate to recommend this cottage for a family break.Claire - Berry Hill - September 2021
We had a lovely break at House on the Hill. I stayed there with my wife and two boys (7 and 12). It was very reassuring at this time that the cottage was immaculately clean and that so many steps were taken to ensure our safety. The House on the Hill was much more spacious than we expected...the perfect cottage for our needs for our short break. Also, Jo replied very promptly with detailed instructions for our stay. We would definitely return and couldn’t recommend Jo’s cottage highly enough - the only thing that wasn’t great was the weather!Grant - House on the Hill - October 2020
We thoroughly enjoyed our stay at the cottage. It is very spacious and cosy at the same time, and very clean. It was the ideal base to explore the Borders, and the coast isn't far away. Ideal spot for families.David - Berry Hill - October 2020
Well appointed and stylishly designed cottage. Would definitely recommend to friends or to return myself.Seb - Berry Hill - December 2020
This cottage is an immaculate and beautifully presented property. It is well appointed and equipped; everything from kitchen crockery, bed linen, furniture and showers are tasteful and attractive. We had a comfortable and relaxing stay. It is set in a stunning and peaceful location with hill walks and views literally on your doorstep. It is an ideal base to explore the Scottish Borders from. Visitors are encouraged to explore the farm and it's surroundings - which we did - and as town dwellers walking close to sheep and wildlife was a joy. Jo is a wonderful and friendly host and we can't wait to return.Jerry - Berry Hill - July 2021
